North Charleston Boeing 787 Dreamliner Facility Construction on Schedule

North Charleston Boeing 787 Dreamliner Facility Construction on Schedule


The new Boeing Plant’s assembly facility in North Charleston is progressing in accordance with its construction projection and is already boosting the local economy with the issuance of many subcontracts.  The new plant will have a footprint of over 1,200,000 square feet and is currently the largest single building under construction in the United States.  The building will be large enough to accommodate two 787 Dreamliners side by side.

Currently at the site there are several huge cranes erecting the steel trusses for the plant.  This phase of construction is scheduled to be completed in October 2010.  Approximately 15,000 tons of steel will be used during this phase of construction.  Construction is being done 24 hours a day, 7 days a week and the scheduled competition date of the Boeing Plant is May 2011.

The project is also helping boost local economy. BE&K Building Corp. and Turner Construction, the general contractors of the plant, have so far awarded subcontracts worth $220 million. About 45% of the contracts have been awarded to Greenville-based companies. The cost of the total project is pegged at $750 million.

More than 1,200 people have worked on the current plan so far with a daily average of about 350 people on site. With Boeing announcing that it will also build a plant to assemble interiors for the new 787 jetliner in South Carolina, more than 150 new jobs are likely to be created. The interiors plant will be built in a location barely 10 miles away from the assembly plant.

Kiawah Island A Natural Place to Live

Kiawah Island A Natural Place to Live


Kiawah Island has ten miles of wide, flat, white sandy beaches.  But, the beach is only the beginning.  Kiawah Island has 10,000 acres which includes nearly 45 miles of waterfront highlands over looking lagoons, marshes, ponds, tidal creeks, and Kiawah River.  The centuries old maritime forest throughout Kiawah Island consists of tall pines, palm trees, magnolia trees, and ancient live oaks.  Although Kiawah Island has the feel of a secluded tropical island it is only 35 minutes from downtown Charleston.

Kiawah Island has held true to its award winning master plan, which is based on a deep love of and commitment to the Island’s natural beauty and its wildlife.  This plan has allowed an extraordinary resort – residential community to develop which boasts world class golf courses, a five star resort- The Sanctuary, excellent dining, and privately owned homes, cottages, and villas.  All of this is accomplished with minimal impact on the natural environment of Kiawah Island.

Kiawah’s recreational opportunities are boundless whether you are a resident or a guest.  Property owners can enjoy the Sandcastle which has a heated outdoor pool, fitness center and much more.  Property owners also have boat ramps to launch for fishing or kayaking or pleasure excursions.  Guests of the Resort can us the heated pool at Night Heron Park.  Everyone is invited to spend time at the Nature Center in Night Heron Park and to take advantage of the outdoor recreational facilities that includes a basketball court, soccer field, and playground for the little ones.  There are also 6 golf courses.

Come to Kiawah Island and you might make it your home.  I did.  The 20+ miles of bike paths, the wide sandy beaches, the natural environment, and the fishing on the surf and the tidal creeks are the reasons I believe this is the best place in the world to live.

Johns Island and Its Gated Communities


Johns Island History

Johns Island is one of many sea islands along the coast of South Carolina and home to the Angel Oak, a 1400 year old Southern Live Oak Tree. It is located to the west of James Island and to the east of Wadmalaw Island and inshore of Seabrook Island and Kiawah Island. It is separated from the mainland by the tidal Stono River, which forms part of the Intracoastal Waterway. The island is the second largest island on the east coast. Johns Island was originally occupied by Native American tribes, including the Kiawah, before the English settlers reached Charleston.

Headquarters Island Plantation, The Preserve at Fenwick Plantation, Grimball Gates, River Run, Fosters Glenn, Duck Pond, Kiawah River Estate, Hopkinson Point, and The Golf Club at Briar’s Creek are the nine gated communities located on Johns Island.  Each community will be covered in more detail with an emphasis on their location, amenities and current market conditions.

Headquarters Island Plantation is just across the Stono River from James Island off of Maybank Highway.  Headquarters Island Plantation is about 10-15 minutes from downtown Charleston.  Headquarters Island has dock facilities for property owners.  There are currently 14 homes on the market and during the past six months 2 homes sold at an average price of $756,389.

The Preserve at Fenwick Plantation is located off of Maybank Highway between the Stono River and the intersection with River Road about 15-20 minutes from downtown Charleston.  The Preserve at Fenwick Plantation is a relatively new community.  Amenities include leisure trails, community docks, a gated entrance, and a serene pond with gazebo, fire pit, and picnic area.  There are currently 4 homes on the market and during the past six months 1 home sold for 2,200,000.

Grimball Gates is a nice established community off of Chisholm Road about a mile from Chisholm Road’s intersection with Main Road near the Stono River.  Grimball Gates is about 20-30 minutes from downtown Charleston.   Amenities include neighborhood boat storage, short term community dock on the Intracostal Waterway along with walking/jogging trails.  There are currently 10 homes under contract and 3 homes have sold in the past six months at an average price of $306,627.

River Run is a relatively new equestrian community with larger homes on lots averaging 5 acre located about 25-30 minutes from downtown Charleston.  The River Run community features common pastures, trails and stables for your horses, and a beautiful activity building, or pasture & stable your horses on your own fenced and gated estate.  Currently there are 3 homes on the market and none have sold during the past six months.

Fosters Glenn is a new gated community off of River Road about 3 miles from its intersection with Maybank Highway.  Fosters Glenn is about 15-20 minutes from downtown Charleston.  There are currently four homes on the market and none have sold during the past six months.

Duck Pond Estates is a new gated community off of River Road about 5 miles from its intersection with Maybank Highway.  Duck Pond Estates is about 20-25 minutes from downtown Charleston.  There are currently three homes on the market and none have sold during the past six months.

The Golf Club at Briar’s Creek is a private upscale golf community with pristine maritime forest lot sizes varying from 1-7 acres.  Briar’s Creek is located on River Road about 3 miles from its intersection with Betsy Kerrison Parkway about 30 minutes form downtown Charleston.  There is currently one home in MLS for sale and no homes have sold during the past six months.

Kiawah River Estates is located along Betsy Kerrison Parkway about 35 minutes form downtown Charleston.  Amenities include community pool, tennis courts, club memberships and golfing membership.  There are currently 32 homes on the market and 4 have sold in the past six moths at an average price of $342,250.

Hopkinson Point is a small upscale community off of Betsy Kerrison Parkway about 35 minutes from downtown Charleston.  Hopkinson Point has a community deep water boat dock.  There are currently on homes on the market and 1 home has sold during the past six months for $970,000.

Let’s begin by defining a Charleston SC beachfront-oceanfront community.  Charleston beachfront-oceanfront communities are both a home to Lowcountry residents and vacationing tourists.  Charleston SC beachfront-oceanfront communities have tourism or vacationing as a primary component of the local culture and economy.   Typically, the economy of a Charleston SC beachfront-oceanfront community is geared almost entirely towards catering to tourists.  The typical Charleston SC beachfront-oceanfront community has a combination of these feature; nice beaches, oceanfront luxury homes shops, luxury boutiques selling locally-themed souvenirs, motels, golf courses, tennis courts, and unique restaurants within their boundaries.   The Charleston SC beachfront-oceanfront series will include seven communities in the greater Charleston SC Real Estate area.  They are Edisto Beach, Kiawah Island, Seabrook Island, Folly Beach, Sullivan’s Island, Isle of Palms, and Wild Dunes.  We will look at the location relative to downtown Charleston, a brief history, and a current, but brief market analysis for each Charleston beachfront-oceanfront community. 

Wild Dunes

Wild Dunes is a 1,600 acre gated beachfront /oceanfront resort community on the northern end of the Isle of Palms Island.  Wild Dunes was Charleston’s first resort community and is situated about 25 minutes from downtown Charleston.  The area occupied by Wild Dunes Resort was originally the home of the Seewee Indians.  Once the European settlers drove the Seewee Indians away the area was largely uninhabited until the 19th century except for some Revolutionary War and Civil War skirmishes.  It was during the 19th century that this area became a summer haven for downtown Charleston residents trying to escape the heat.  Since that time the Isle of Palms and later Wild Dunes Resort has been desired vacation spot. 

Wild Dunes Resort’s development began in 1972 when Finch Properties purchased 1,600 acres on the north end of Isle of Palms and later that year sold it to the Sea Pines Company, which had designed and developed Hilton Head Island.  The initial phase focused on constructing a world class tennis facility and was initially named the Isle of Palms Beach and Racquet Club.  Soon after that Wild dunes constructed two world class golf courses.  The harbor Course, and the Wild Dunes Links Course are designed by Tom Fazio.  Shortly thereafter the name was changed to Wild Dunes Resort.   To this day Wild Dunes Resort has held world acclaim for both golf and tennis.  Wild Dunes Resort has been chosen as one of the top 500 hotels in the world by Travel and Leisure Magazine.

Isle of Palms

The island's original inhabitants were the Seewee Native American tribe. Supposedly, they greeted the first English to arrive on the island by swimming out to their ships and escorting them back to the island.  During the American Civil War, the H.L. Hunley departed from Breach Inlet, between Isle of Palms and Sullivan's Island.  In the late 19th century, local residents began using the island as a vacation spot. 

In 1898, visitors to Isle of Palms came by way of water or a single railroad bridge. Originally opened as a recreational area for privileged parties at beach homes, this semi-tropical retreat, bordered by beautiful beaches and a network of marsh creeks, has lost none of its original charm.

Large-scale residential development began when J.C. Long bought up most of the island and built low-cost housing for World War II veterans. In 1975, the Sea Pines Company (of Hilton Head Island fame) established the 900 acre development now known as The Wild Dunes Beach and Racquet Club.

The Isle of Palms offers every activity imaginable. Isle of Palms County Park offers beautiful ocean frontage with lifeguards on duty seasonally along a beachfront designated swimming area. There is also a beautiful family-oriented park located directly on the beach! The Isle of Palms is conveniently located just 12 miles from historic Charleston.

Sullivan’s Island

The island was first known as O'Sullivan's Island because of Captain Florence O'Sullivan, who was stationed here as a lighthouse keeper in the late seventeenth century. Sullivan's Island was the disembarkation port for over 40% of the slaves traded in the American Colonies, making it the largest slave port in North America. It is estimated that nearly half of all African Americans had ancestors that passed through Sullivan's Island.

On 28 June 1776, a makeshift log fort was held by colonial forces against an onslaught by the British under Cornwallis who attempted to enter Charleston harbor. The palmetto logs used in the construction of the fort proved to be remarkably spongy and deflected the cannon balls. The Battle of Fort Moultrie was commemorated by the addition of a white palmetto tree to the flag of South Carolina. The victory is celebrated and June 28 is known as Carolina Day.

The history of Sullivan’s Island has been dominated by Fort Moultrie, which, until its closure in the late 1940s, served as the base of command for the defense of the City of Charleston.

Today Sullivan’s Island is a thriving upscale casual beachfront community which prides itself in its laid-back style of living.  The beaches are wide and flat.  Surfing and wind-sailing are common on the island.  Sullivan’s Island is only a few minutes from Mount Pleasant and about 20 minutes from downtown Charleston making it easy to partake in all of the amenities and activities in the greater Charleston area.

Folly Beach

The original inhabitants of Folly Beach were the Bohicket Indian tribe.  From the early 1600’s to the through the early 1800’s folly beach was a haven for Pirates and Outlaws.  Because of its remoteness it did not fall under the government of Charleston.  Folly Beach was an active Union site during the civil as the Union bombarded Fort Sumter and tried to capture Charleston. 

Folly Beach got its name from the first English settlers who first saw the Island dense mature tree line from the Atlantic Ocean when entering the Charleston Harbor.  “Folly” in an Old English word meaning a clump of trees or thicket”.

Today Folly Beach is a bustling 6.5 mile long island fronting the Atlantic Ocean and is known as the “Edge of America’.  Folly beach is home to Folly Beach County Park and the Folly Beach Fishing Pier.  There are nearly 6 miles of public beach and Folly Beach is known for the best surfing in the area.  Folly Beach is a well know vacationing destination.  Home styles include large elevated oceanfront homes, elevated single family homes, nice riverfront condos, and multi-family rental units.

Kiawah Island

Kiawah Island has ten miles of wide, flat, white sandy beaches.  But, the beach is only the beginning.  Kiawah Island has 10,000 acres which includes nearly 45 miles of waterfront highlands over looking lagoons, marshes, ponds, tidal creeks, and Kiawah River.  The centuries old maritime forest throughout Kiawah Island consists of tall pines, palm trees, magnolia trees, and ancient live oaks.  Although Kiawah Island has the feel of a secluded tropical island it is only 35 minutes from downtown Charleston. 

Kiawah Island has held true to its award winning master plan, which is based on a deep love of and commitment to the Island’s natural beauty and its wildlife.  This plan has allowed an extraordinary resort – residential community to develop which boasts 6 world class golf courses, a five star resort- The Sanctuary, excellent dining, and privately owned homes, cottages, and villas.  All of this is accomplished with minimal impact on the natural environment of Kiawah Island.

Seabrook Island

Seabrook Island is a barrier Island located southeast of Charleston about 35 minutes from downtown.  Seabrook Island’s original inhabitants were the Stono Indians.  British explorer Robert Stanford discovered Seabrook Island in 1684 and claimed if for the King of England, Charles II.  In 1816 William Seabrook of nearby Edisto Island bought the Island and it has been know as Seabrook Island since that time.  In the early 1900’s Seabrook Island was sold to a sportsman’s group for hunting, fishing, and recreation purposes.  Later the Episcopal Church rented land on Seabrook Island for a summer camp for underprivileged children.  The camp is still in operation and is know as Saint Christopher’s Camp and Conference Center.  In 1951 1,408 acres were given to the church.  In 1970 the Episcopal Church sold 1,100 acres to a private developer who planned and started Seabrook Island as we know it today.

Seabrook Island has 3.5 miles of beach on the Atlantic Ocean and another 1 mile of beach on the North Edisto River.  Seabrook is home to two golf courses, a new member’s clubhouse, a new fitness center, biking trails, an equestrian center, Bohicket Marina, the shops at Bohicket Marina, and fine dining such as Rosebank Farms CaféFreshfields Village, has many fine shops, restaurants, and events is adjacent to Seabrook Island.

Edisto Beach

Named after the Edisto Indian tribe, Edisto Beach is located on the southern tip of Edisto Island about 50 miles south of downtown Charleston.  Edisto Beach is one of the few beaches on the South Carolina coast that has escaped commercialization. As you follow scenic Hwy. 174 from Highway 17 South to Edisto Island, live oaks draped with spanish moss seem to create a tunnel over the road making first time visitors curious to see what awaits them. For many this moss draped road is where they begin to feel at home.

Edisto Beach today is a community small in both geography and population.  Most of homes in the community are the typical Lowcountry beach style homes.  Edisto Beach has many permanent residents and is well known as a favored vacation destination.  The beaches vary from rather flat to mildly sloped and frequently have many sea shells.  There is surfing, fishing, kayaking, and golf and camping at Edisto Beach.

Hampton Park Terrace

Charleston’s Hampton Park Terrace is a neighborhood located in peninsular Charleston, South Carolina.  The land upon which the neighborhood is built was rural land until approximately 1900. At about that time, a few streets began being laid out in the northern end of the city. A few small houses were constructed at that time, but most of the land remained undeveloped. In 1912, three large sections of the neighborhood were platted. Those sections roughly correspond to the northwest quadrant, the southwest quadrant, and the southeast quadrant.

Most of the housing in the neighborhood was constructed between 1912 and 1925. The architecture of the neighborhood follows national trends of the period and represents a distinct break from the local tradition of Charleston's other historic areas.  Nevertheless, because of its largely intact concentration of early 20th century buildings, the neighborhood was added to the National Register on September 26, 1997.

Wagener Terrace

Charleston’s Wagener Terrace is a highly desirable residential neighborhood featuring mainly craftsman style cottages and bungalows built from the between 1920 and 1950.  Many renovations are occurring on a regular basis with some new constructions scattered throughout the neighborhood ongoing.  There are some nice waterfront properties along the Ashley River and a few upscale new construction subdivisions.

Charleston’s Mazyck-Wraggborough neighborhood, also known as the “Garden District”, revitalization and restoration are underway. Developed in the 18th century by the antebellum elite who wanted "Villas" outside the Walled City, Mazyck-Wraggborough remains a repository of Museum quality houses. This borough is sought-after by buyers who appreciate fine architecture, but do not want to spend the prices of neighborhoods further south. Parking is often a challenge in downtown Charleston, but your best bet is to find a parking garage off King or Meeting Street and spend some time walking around the bustling area. Staying in one of the many downtown Charleston hotels or bed and breakfasts is a romantic experience to be had by all and they are located close to all of Charleston's restaurants and attractions.

If you walk around long enough, you're sure to find some of your favorite cuisine. With Charleston’s location on the water, there are seafood restaurants serving up the daily catch on nearly every block. If seafood isn’t your fare, there are many Italian and American restaurants to choose from in downtown Charleston.

The Charleston Market is downtown's hub on the weekends. Vendors set up tables along the open-air market and sell a variety of clothes, apparel, and art. The market's location is just a couple blocks from the ocean and Charleston Waterfront Park.

Upper Concord Street

Charleston’s Upper Concord Street is largely store front commercial properties with office space and condos on the upper floors of the properties.  The Charleston Maritime Center, the South Carolina Aquarium, the Charleston Market area, Confederate Museum Center are found here.

Charleston’s Upper Concord Street neighborhood is bounded on the north side by the South side of Calhoun Street and the southern boundary is the North side of Market Street.  The eastern boundary is Eastern boundary is Concord Street to Wharfside Street and the western boundary is the East side of East Bay Street.

Radcliffeborough

Charleston’s Radcliffeborough neighborhood began as farmland purchased and surveyed by Thomas Radcliffe in 1786. Thomas’ estate and his widow, Lucretia continued to develop the borough after Thomas was lost at sea in 1806.  In 1811, the Third Episcopal Church was built on four lots donated by Mrs. Radcliffe for this purpose. St. Paul’s convenient local and grand appearance attracted rice planters from the neck to worship alongside homes built by merchants and mechanics, several free black families (from before the Civil War) as well as slaves living apart from their masters and after the war, newly freed slaves.

Today, Radcliffeborough is as racially and economically mixed as it was then but its boundaries have grown from its original eight blocks to span from King Street to Ashley Avenue and from Bee Street, to Calhoun. Its topography has changed as well and would seem incredibly different to Thomas Radcliffe. In his time and even up to 1846, Calhoun Street did not exist. The area that would eventually become Calhoun was a millpond and Comings Creek ran through the land where the Cathedral of St. Paul now stands.

During the past six months Charleston’s Radcliffeborough neighborhood had 8 homes sold at an average price of $512,038.  See Charleston SC Real Estate to search for homes.

Radcliffeborough is bounded on the north side by the South side of Morris Street and one block to Bee Street, and on the south side by the North side of Calhoun Street.  The eastern boundary is the West side of King Street and the western boundary is the East side of Ashley Avenue.
