5 Costly Mistakes First-Time Buyers Make

Buying a first home can be a daunting experience. Here are five common and costly mistakes that novice home buyers make:

1. Ignoring the costs of having a low credit score. Lower-score borrowers pay thousands of dollars in increased interest rates over the life of the loan.

2. Muddying the waters by shopping for other things before closing. Lenders continue to check credit scores right up until the time of closing. Too much shopping could cause the lender to take back the loan.

3. Scrimping on an inspection. Being surprised by the need for expensive repairs can be financially devastating.

4. Buying without contingencies. Buyers should give themselves an out if the inspection turns up problems or the bank raises the interest rates.

5. No money for insurance. Insurance can be surprisingly pricey. Buyers who don’t budget for it can face a nasty surprise.

First-Time Home Buyers, Sellers Optimistic

More than 48 percent of first-time buyers expect home prices to increase by this time next year, according to a survey by Century 21 Real Estate.

The survey posed questions to people who had bought or sold a home in the last year.

Sixty percent of first-time home buyers say they didn’t understand the process of buying a home, and more than 85 percent of both first-time buyers and sellers said that using a real estate professional was important.

The top three skills valued in a real estate professional by both buyers and sellers were knowledge of the area, trustworthiness, and responsiveness.

More than 80 percent of buyers believe now is a good time to buy a home. First-time home buyers rated these three factors as the most influential in their decision:

• Current housing prices: 66 percent
• Home Buyer tax credit: 63 percent
• Low loan rates: 60 percent

In choosing a home, 95 percent of first-time home buyers thought price was the most important consideration, but 90 percent were also very concerned about neighborhood safety.

About 54 percent of first-time sellers think home prices are more affordable now than they were this time last year, and 50 percent were selling because they were purchasing a property they saw as more attractive and better suited to their needs.

Home Sales Rise on Tax Credit, Favorable Market

Home Sales Rise on Tax Credit, Favorable Market

Buyers responding to the home buyer tax credit and favorable affordability conditions boosted existing-home sales in March, marking the beginning of an expected spring surge, according to the National Association of REALTORS®.

Existing-home sales, which are completed transactions that include single-family, townhomes, condominiums, and co-ops, rose 6.8 percent to a seasonally adjusted annual rate of 5.35 million units in March from 5.01 million in February, and are 16.1 percent above the 4.61 million-unit level in March 2009.

Lawrence Yun, NAR chief economist, said it is encouraging to see a broad home sales recovery in nearly every part of the country, with two important underlying trends. “Sales have been above year-ago levels for nine straight months, and inventory has trended down from year-ago levels for 20 months running,” he said. “The home buyer tax credit has been a resounding success as these underlying trends point to a broad stabilization in home prices. This is preserving perhaps $1 trillion in largely middle-class housing wealth that may have been wiped out without the housing stimulus measure.”

Rise in Inventories, Prices

Total housing inventory at the end of March rose 1.5 percent to 3.58 million existing homes available for sale, which represents an 8.0-month supply at the current sales pace, down from an 8.5-month supply in February. Raw unsold inventory is 1.8 percent below a year ago, and is 21.7 percent below the record of 4.58 million in July 2008.

“Foreclosures have been feeding into the inventory pipeline at a fairly steady pace and are being absorbed manageably,” Yun said. “In fact, foreclosures are selling quickly, especially in the lower-price ranges that are attractive to first-time home buyers.”

A parallel NAR practitioner survey shows first-time buyers purchased 44 percent of homes in March, up from 42 percent in February. Investors accounted for 19 percent of transactions in March, unchanged from February; the remaining sales were to repeat buyers. All-cash sales remain elevated at 27 percent in March, the same as in February.

The national median existing-home price for all housing types was $170,700 in March, up 0.4 percent from March 2009. Distressed homes, typically sold at a 15 percent discount, accounted for 35 percent of sales last month – unchanged from February.

“With home values stabilizing, a revival in home buying confidence will likely help the housing market get back on its feet even as the tax credit impact disappears,” Yun said.

A Great Time to Buy

NAR President Vicki Cox Golder said buying conditions are in near-perfect alignment. “Even with tougher loan standards, historically low mortgage interest rates with affordable prices and a sense that the market is turning have created optimal conditions in much of the country,” she said.

“With the fast-approaching April 30 deadline to get a contract in place for the tax credit, REALTORS® are working harder than ever to negotiate transactions, arrange services and complete paperwork,” Golder said. “Because many repeat buyers need to sell their current home first, many will be purchasing later without the tax credit but now have the benefit of a more buoyant housing market.”

According to Freddie Mac, the national average commitment rate for a 30-year, conventional, fixed-rate mortgage dipped to 4.97 percent in March from 4.99 percent in February; the rate was 5.00 percent in March 2009.

Single-family home sales rose 7.3 percent to a seasonally adjusted annual rate of 4.68 million in March from a level of 4.36 million in February, and are 13.3 percent above the 4.13 million level a year ago. The median existing single-family home price was $170,700 in March, up 0.6 percent from March 2009.

Regional, Metro Area Performances

Single-family median prices rose in 14 out of 20 metropolitan statistical areas reported in March in comparison with a year earlier. Five metro areas experienced double-digit increases, including San Diego, St. Louis, and Boston.

Existing condominium and co-op sales increased 3.1 percent to a seasonally adjusted annual rate of 670,000 in March from 650,000 in February, and are 39.3 percent higher than the 481,000-unit level in March 2009. The median existing condo price was $170,600 in March, which is 0.7 percent below a year ago.

Regionally, existing-home sales in the Northeast increased 6.0 percent to an annual level of 890,000 in March and are 25.4 percent higher than a year ago. The median price in the Northeast was $249,800, up 8.9 percent from March 2009.

Existing-home sales in the Midwest rose 7.2 percent in March to a pace of 1.19 million and are 15.5 percent above March 2009. The median price in the Midwest was $139,300, up 0.2 percent from a year ago.

In the South, existing-home sales increased 7.1 percent to an annual level of 1.97 million in March and are 13.9 percent higher than a year ago. The median price in the South was $154,800, up 5.2 percent from March 2009.

Existing-home sales in the West rose 6.6 percent to an annual rate of 1.30 million in March and are 14.0 percent above March 2009. The median price in the West was $209,400, down 7.9 percent from a year ago.

More Single Buyers Opt for Suburbs

More Single Buyers Opt for Suburbs

More singles are buying homes in suburbia, reports Coldwell Banker, which conducted a nationwide survey of single home owners on the factors that motivated them to buy.

Here are some figures that reflect the reasoning behind their choices:

1.  52 percent chose the suburbs over urban or rural areas.

2.  53 percent of single home owners said they purchased a home because it was a better deal than renting.

3.  68 percent chose a home priced lower than they could afford.

4.  Of the 13 percent who own their home jointly with another person, 49 percent made the purchase with their parents.

5.  55 percent have less than a 30-minute commute to work.
 
6.  40 percent live within 30 minutes of their parents or extended family.

7.  27 percent of women thought the number of bedrooms were important.
 
8.  Only 18 percent of men felt the same way.

9.  38 percent of men would consider buying a foreclosure, while only 29 percent of women would consider one.

6 Days Left to Take Advantage of Homebuyer Tax Credit

HOMEBUYER TAX CREDIT SUMMARY

There are only 6 days left for home buyers to take advantage of the home buyer’s tax credit.  You must have a home under contract by April 30th and close by June 30th.  Below are the details of the tax credit.

1.  Extend through April 30, 2010 the tax credit for first-time homebuyers (up to $8,000 or up to 10 percent of the purchase price of the residence), allowing 60
days to close, provided that the homes are under a binding contract by that date; and provide homebuyer tax credit of up to $6,500 to owners who have been in the same principal residence for five consecutive years during the previous eight years.

2.  Increase the income limitations to $125,000 for individuals and $225,000 for joint filers.

3.  Phase out the credit for individuals with incomes above $125,000 for individuals and $225,000 for joint filers at the same rate as current law (over the next $20,000).

4.  Limit the credit to purchases of principal residences equal to or less than $800,000.

5.  Eliminate the 36-month recapture requirement for military personnel, including members of the Foreign Service and intelligence community, forced to sell as a result of an official extended duty of service.

6.  Extend the tax credit for one year for military personnel serving outside the United States for at least 90 days in 2009 or 2010.

Single-Women Home Buyers: A Growing Segment

Single-Women Home Buyers: A Growing Segment

In the summer of 2009, NAR Research surveyed recent home buyers about their experience with the home search process, and the use of real estate professionals in purchasing a home.

Results of that survey show that a significant share of home buyers are single women. Indeed, the percentage of single-women buyers has increased from 14 percent in 1995 to 21 percent in 2009. These home purchasers account for the second largest share of adult households who purchase homes. Single females make up one-quarter of the first-time buyer population and 17 percent of the repeat buyer population. We look at some results below from the most recent Profile to get a better description of who single women buyers are.

Single Female Home Buyers

The median age of all home buyers was 39 years old, compared to 41 for single female buyers. Among single-female buyers, 58 percent were first-time home buyers in 2009, compared to 47 percent of all home buyers. The median household income for single-women home buyers was lower than that of all other homebuyer household types. Single females reported a median household income of $47,900 in 2008 compared to $73,100 among all home buying households. This difference in household income should not be completely surprising as 68 percent of home buying households are couples – and so perhaps likely to have two income earners. The difference in median income for single women households compared to those for single men is less striking—single men typically made $53,700 in 2008. Additionally, single women households are less likely to have children living at home than couples. Results from the survey show that 22 percent of single women home buyers have children at home, while 38 percent of all home buyers have children at home.

What They Buy

While the majority of single female buyers purchase a single-family home, single female households are more likely than other household types to purchase an apartment/condominium or a townhouse/rowhouse. One in four single female buyers purchase a house in an urban area/central city, which is a higher percentage compared to all other household compositions except single males. Still, the majority of single female home buyers purchase a home in the suburbs, similar to all buyers. Single female buyers are more likely to purchase an existing home than are other buyers. This makes the role of a real estate professional even more important to single female buyers. Only 14 percent of single female buyers purchased a new home compared to 18 percent of all buyers. Single female buyers also tend to purchase smaller homes, typically buying homes that are 1,480 square feet in size compared to the median size of 1,800 square feet purchased among all buyers. Once single females found the home they purchased, they expect to live there for 10 years.

Why They Buy

More than one-third of all home buyers buy a home for the desire to own. This has been the most cited reason consistently for the last several years, but it is even truer of single female buyers. Nearly half of single female buyers purchase a home because they have a desire to own a home. The second most cited reason for single female buyers in choosing to purchase a home is a change in family situation—13 percent of single female buyers purchase for this reason, compared to 9 percent of all buyers.

In comparison to other household types, single female buyers are more likely to have lived with parents, relatives or friends before buying their own residence, 20 percent compared to 12 percent of all buyers. Single female buyers are also more likely to rent an apartment or house before buying their own place compared to all buyers. Both previous living situations are related to the large share of single female buyers being first-time buyers.

Real Estate Professionals and the Home Search

When single female buyers first start to look for a home they contacted a real estate agent, contacted a mortgage broker or talked with a friend or relative more frequently than did other buyers. While 87 percent of single females use the Internet in their home search, a slightly larger percentage – 89 percent — use a real estate agent. Real estate agents are a trusted resource that single female buyers turn to during their home search. A larger share of single female home buyers first find the home they purchased from their agent compared to all buyers – 40 percent vs. 36 percent, respectively. Underscoring the importance of the real estate agent to single women buyers is the fact that a higher share of single females purchased their home through a real estate agent than through any other source: 79 percent compared to 77 percent of all buyers.
Single women buyers, like all other buyers, most want their agent to help them find the right home to purchase, but they place more importance than other buyers on their agent helping them negotiate the terms of sale. Similar to all buyers, single women place a high importance on honesty and integrity in their agent and knowledge of the purchase process.

Home Financing

Single female buyers are similar to all buyers when it comes to financing their home purchase. However, there are some differences. Similar to all buyers, about nine in ten finance their home purchase through a mortgage, and the majority use savings as the source of their down payment. A higher share of single female buyers receive a gift from a friend or relative as a down payment source compared to other buyers, and a smaller share use proceeds from the sale of their primary residence.
Despite record high housing affordability conditions, buyers are still making sacrifices to purchase homes and this is also the case for female home buyers. Single females are more likely than other buyers to have cut spending on luxury items, entertainment, and clothes in order to be able to purchase a home. Nearly nine in ten single females believe their home was a good financial investment.

Old Santee Canal Park in Moncks Corner South Carolina

Old Santee Canal Park in Moncks Corner South Carolina

America's first summit canal, the Santee Canal, began operating in 1800. It was considered one of the crowning engineering achievements and economic development projects of its day. Before the canal opened, crops from the fertile uplands were shipped overland by wagon or floated down the Santee River into the Atlantic and along the coast to the busy port of Charleston.  The business and political leaders of Charleston realized that a better route needed to be established in order to compete against rival seaports.

Construction began in 1793 under the supervision of Col. Christian Senf, a Swedish-born engineer who had served with Hessian troops during the Revolution. Over 700 laborers worked for seven years with picks and shovels to complete the project.

The finished canal was 22 miles long, 35 ft. wide and 5 1/2 ft. deep. It was completed at a cost of $650,667.14.  The canal was designed to handle a 34-ft. rise through three locks and a 69 ft. fall through seven more for a net difference of 35 ft. between the two rivers.

Most of the canal now lies beneath the waters of Lake Moultrie. On private property, some of the upper portions of the waterway are still visible, where boats entered from the Santee and the southernmost sections, which joined the headway of the Cooper River at Biggin Creek.

Hours are 9:00 AM to 5:00 PM daily.  Admission is charged at the Gate.  Admission includes the Berkeley County Museum and Heritage Center along with the Stoney Landing House. 

The Gates to Old Santee Canal Parks are closed at 5:00 PM.

Take Interstate 26 westbound until the 209A exit (Goose Creek/Moncks Corner) Hwy 52. Continue on Hwy 52 though North Charleston and Goose Creek. Upon entering Moncks Corner go straight through the traffic signal at the CVS Pharmacy and the Berkeley County Administration Building. ( R. C. Dennis Blvd). Turn right at the 2nd traffic signal onto Stony Landing Road. (Home Telephone Co. is on the left). The park is located at the end of the road past Berkeley Intermediate School and Roper Berkeley Hospital.

Interest in Owning a Home Remains Strong

Interest in purchasing a home as an investment has more than tripled in the last year, according to a survey released today by Move Inc., which operates Move.com and REALTOR.com.

More than 17 percent of potential home buyers say they plan to purchase a home in the near future as an investment, compared to just 5.6 percent in March 2009, the survey found.

Owning a residence in remains a goal for many more potential buyers:
• 21 percent of consumers report they plan to purchase a home in the next 12 months to five years.
• 7.9 percent plan to purchase in the next two years.
• 49 percent of all home owners would buy another home today if they could sell the one they currently own for what they paid for it.

Of those planning to purchase a home in the near future, 50.7 percent are first-time buyers. About 55 percent of potential first-time buyers are men.

While access to financing is important, many buyers plan to use cash to make real estate purchase:
• 12.3 percent of Americans planning to purchase investment property in the near future say they will pay for the property using 100 percent cash.
• 12.8 percent will use cash for more than 50 percent of the purchase price and finance the rest.
• 49.2 percent say they will buy the property with less than 50 percent cash down and finance the remainder.

Explore African American History at Drayton Hall

Drayton Hall located in the West Ashley neighborhood of Charleston South Carolina offers a unique opportunity to learn about African American history.

You must see the interactive presentation “Connections: From Africa to America”, which details African American history from the time of slavery through today.   The program focuses on the connections and contributions of African Americans to American and Lowcountry culture.

The African American History Walking Tour will teach you about the development of the African slave trade and the formation of the Gullah culture.  Discover the role African Americans played in developing Charleston from the wealth their labor produced to the decorative architectural details wrought by their skilled hands.  Learn about the free black population that existed prior to emancipation.  Learn about the era of segregation, along with the cilvil rights movement.

Visit Drayton Hall’s African American Cemetery known as the “Sacred Place”, the final resting place of many of the African Americans who lived and worked at Drayton Hall.  There are 33 graves here.

Connections: From Africa to America is presented daily at 11:15 AM, 1:115 PM and 3:15 PM in front of the Museum Shop.

Connections is a 45 minute interactive program about African American life.  It traces the story of Africans from Africa to the new world, through slavery, and emancipation, and into the 20th century.  The program focuses on the connections and contributions of African Americans to American culture.  Your museum guide will present historical documents, photographs, audio recordings and artifacts from Africa, Drayton Hall, and other sources in order to bring  to life and the dramatic story of African Americans.

Charleston Harbor Airshow

The Town of Mount Pleasant and the City of Charleston will co-sponsor the Charleston Harbor Airshow with the Blue Angels, the United States Navy Flight Demonstration Squad to perform over the Charleston Harbor and over the waterways between the two cities.

The event will be held during Navy Week on April 17 and April 18, 2010 beginning each day at 2:00 PM. The show is guaranteed to be a spectacular event with the Lowcountry as the backdrop.
