Where Is the Shadow Inventory?

For the last year, the real estate industry has been talking about shadow inventory and the coming flood of distressed properties. Where are they?

Here’s what’s happening, according to a recent paper by Alan Mallach, a senior fellow the Brookings Institution:

1.  Some delinquencies have been resolved through loan modifications or people working out the problems on their own.

2.  Banks are getting better at managing short sales.

3.   Investors are aggressively buying up properties, sometimes in bulk, directly from the banks or at courthouse auctions so they don’t hit the market.

The likeliest outcome, Mallach predicts, is a steady flow of foreclosures over a long timeframe that will prevent another crash in home prices, but will probably lead to low or no appreciation in home prices.

Tips for Fall Home Buyer’s and Seller’s

HGTV’s real estate site Front Door says the weeks between now and the end-of-the year holidays are the best ones to find a bargain. Here are some of their tips for fall buyers and sellers:

Fall Sellers:

1.  Replace faded summer plants with fall-blooming flowers and add autumn decorations to the home.

2.  Expect low-ball offers and be prepared with higher counter offers.

3.  Freshen up listing photos by shooting pictures that make it less obvious that the seasons have changed.

4.  Price the home to sell. A price that is a little lower than the competition may be a winning move.

5.  Be willing to show the property and hold open houses whenever potential buyers are ready.

Fall Buyers:

1.  Look for motivated sellers who have a reason to move on by the end of the year.

2.  Explore new constructions. Builders are often particularly interested in selling before the new tax year.

3.  Beware of fall maintenance issues. Consider overflowing gutters and leaf-covered lawns warning signs.

4.  Shape offers carefully. Even in this market it is possible to turn sellers off with a too-low bid.

4 Tips Sellers Can Use to Get the Right Sales Price

Typically most sellers think their home is worth more than the sales price their realtor recommends, and buyers think same home is worth even less.  This thought process makes setting the right sales price very changeling.  In order to sell a home in a timely manner in today’s market a house must be priced correctly, or it may be on the market and excessive length of time.

Here are 4 concepts home sellers need to follow:

1.  When pricing your home short sales and foreclosures must be taken in to account.  Comparable distressed properties are a factor even if they are in poor condition if they are priced considerably below market price.

2.  How many homes are currently on the market in your neighborhood?  The more homes on the market the more important it is to be the cheapest in the neighborhood.

3.  Know the bottom line sales price you will accept and when you receive an offer respond quickly and decisive.  With a large inventory of homes to choose buyers have less of an inclination to counter-offer back and forth.  They may just walk away and find another house.

4.  Cut the price when needed.  If your realtor is not receiving any inquiries, and you are not getting many showings or receiving any offers your home is priced higher than today’s market will bear.  It is time to make a significant price cut to increase interest.

August 2010 National Housing Trends

This survey is derived from the Campbell/Inside Mortgage Finance Monthly Survey of Real Estate Market Conditions.  It is based on a national survey of more than 3,000 real estate agents each month and provides up-to-date intelligence on home sales and mortgage usage patterns throughout the United States.

The highlights of the newsletter are:

1.  Home prices showed signs of stabilizing in August, according to the latest Campbell/Inside Mortgage Finance Monthly Survey of Real Estate Market
Conditions.  

2.  Importantly, prices for all three categories of distressed properties – damaged
REO, move-in ready REO and short sale – ticked upward last month, while prices for non-distressed properties were flat.

3.  Meanwhile, leading housing activity indicators such as first-time homebuyer
traffic, current homeowner traffic, and investor traffic all declined, indicating reduced homebuyer demand.

10 Good Reasons to Buy a Home Now

Now is a great time to buy. And, what's more, tomorrow will be a great time to own, because the fundamental strength of homeownership hasn't changed.

Why is now a great time to buy? Here are 10 reasons:

1. You can get a good deal. Prices are down 30 percent on average. They're at a level that makes sense for people's income.

2. Mortgages are cheap. At 4.3 percent on average for a 30-year fixed-rate mortgage, your costs to own are down by a fifth from two years ago.

3. You can save on taxes. When you add up the deductions for mortgage interest and others, the cost of owning can drop below renting for a comparable place.

4. It'll be yours. The one benefit to owning that never changes is that you can paint your walls orange if you want (generally speaking; there might be some community restrictions). How many landlords will let you do that?

5. You can get a better home. In some markets, it's simply the case that the nicest places are for-sale homes and condos.

6. It offers some inflation protection. Historically, appreciation over time outpaces inflation.

7. It's risk capital. If the economy picks up, you stand to benefit from that, even if you're goal is just to have a nice place to live.

Lois and I ate supper at Fleet landing this past week.  Our food was excellent, as it is every time we have been here.  The service was quick and courteous.   I truly believe Fleet Landing has some of the best fried shrimp in downtown Charleston

Charleston’s 2010 Moja Arts Festival

2010 marks Charleston’s 27th annual MOJA Arts Festival: A Celebration of African-American and Caribbean Arts.   The MOJA festival runs through October 3rd.  Selected as one of the Southeast Tourism Society’s Top 20 events for many different years, the 2010 MOJA Arts Festival promises an exciting line-up of events with a rich variety of traditional favorites. The upcoming festival is scheduled for Thursday, September 23 through Sunday, October 3, 2010. Nearly half of MOJA’s events are admission-free and the remainder is offered at very modest ticket prices, ranging from $5 – $35. The MOJA Arts Festival is a multi-disciplinary festival produced and directed by the City of Charleston Office of Cultural Affairs in partnership with the MOJA Planning Committee, community arts and cultural group and the MOJA Advisory Board, a group of civic leaders who assist with fundraising and advocacy. MOJA, a Swahili word meaning “One,” is the appropriate name for this festival celebration of harmony amongst all people in our community. The Festival highlights the many African-American and Caribbean contributions to western and world cultures. MOJA’s wide range of events include visual arts, classical music, dance, gospel, jazz, poetry, R&B music, storytelling, theatre, children’s activities, traditional crafts, ethnic food, and much, much more. In addition to its myriad arts presentations, MOJA also includes an active and busy educational outreach component of workshops in the public schools and senior outreach in senior citizen homes.
