September 2010 Monthly Indicators for the Charleston Housing Market

Despite the fact that many regions across the country are still experiencing
significant declines in buyer activity, that is simply not the case for Charleston.
In addition, we've entered a period of apples-to-oranges comparisons, since
activity last year was relatively strong as a result of the 2009 tax credit.

Combine that with the fact that buyers were driven to enter contracts before the
April 30 deadline for the second tax credit and it's clear that September numbers could have been even stronger.

Pending Sales in the Charleston region increased 0.3 percent from last September and totaled 784. New Listings decreased 14.6 percent as they
declined to 1,382 properties for the month. The overall inventory of 9,312 was a 9.6 percent decrease from September 2009. So far, so good.

For the sake of long-term market stability, buyer and seller activity should be in
tune with each other. If homes aren't selling like they used to, but listings grow
or remain flat, inventory will climb and prices may adjust downward. Balanced
supply and demand, as always, is the ultimate goal.

There are three really neat towers on the island that overlook the marsh. Marsh View Tower is located at the end of Marsh Hawk Lane on the western end of Kiawah Island.   Marsh View Tower overlooks the Cougar Point golf course and the marsh along the Kiawah River, hence its name.  Also, if you look off into the distance, you can see the Kiawah Island Bridge, Kiawah Island Parkway and the new bike path.

Historic Downtown Charleston’s Powder Magazine

The Powder Magazine is the oldest public building in the Carolinas.  The Powder Magazine was built in 1713 to store Charleston’s loose gunpowder safely and securely.  It was used as a powder magazine from 1713-1770 and again briefly during the Revolutionary War. Its other uses during its first 200 years were as a stable, a wine cellar, a print shop and finally a museum. In the 20th Century its present owners operated it as their Headquarters, meeting place and museum.

The Powder Magazine, originally a military storage area for loose gun powder, is located on Cumberland Street in Charleston, SC. It is a small brick building with walls three feet thick and four groin arches that were on 3 inches thick at the top  so the Powder Magazine would implode in case of an explosion. This was necessary so the surrounding property would not be subject to a spreading fire in case of an explosion of any kind- an accidental one or from an enemy invasion.  Also, the only metal allowed in Powder Magazine was copper to eliminate and possibility of accidental sparks which could detonate a large explosion.

2010 Housing Opportunity Pulse Survey

Americans Still Believe Buying a Home Is a Good Financial Decision

NAR's eighth annual Housing Opportunity Pulse Survey reveals that nearly eight out of 10 respondents believe buying a home is a good financial decision, despite ongoing challenges with the economy and housing market. The survey, which measures how affordable housing issues affect consumers, also found job security concerns to be the highest in eight years of sampling, with 70 percent of Americans saying that job layoffs and unemployment are a big problem in their area; eight in 10 cite these issues as a barrier to homeownership. The telephone survey of 1,209 urban and suburban adults in the top 25 metropolitan statistical areas was conducted for NAR by American Strategies and Myers Research & Strategic Services for NAR's Housing Opportunity Program.

Some key results:

1.  Americans continue to believe that buying a home is a good financial decision (77 percent believe total strongly or not so strongly, 68 percent strongly so).
More than two-thirds of respondents (68 percent) say that now is a good time to buy a home.
 
2.  Job insecurity and the lack of jobs continue to be the primary obstacle to home ownership and market recovery.  Respondents see the recession and job losses as the main reasons for the foreclosure problem, a shift from last year when they more likely to blame homeowners who bought homes they could not afford.

3.  A majority of renters say that owning a home at some point in the future is either one of their highest priorities (39 percent) or a moderate priority (24 percent). Just 21 percent of renters say that owning a home is not a priority at all.

4.  Frustration with banks is up: now a majority worry that banks have made it too hard to qualify for a home mortgage loan.

5.  51 percent of respondents say foreclosures remain a big or moderate problem in their area. While there has been a significant drop in the percentage of those surveyed who say foreclosures have increased, 51 percent say that the rate of foreclosures is about the same as it was last year.
Most of those surveyed say that it is harder to sell a home in their neighborhood than it was a year ago.

6.  Looking forward, 70 percent expect real estate sales in their neighborhood to remain about the same over the next few months. A nearly identical number (69 percent), also expect home values to remain the same.

7.  Nearly one-quarter (23 percent) are now very concerned about the number of homes and condos for sale in their area—a number that is up 7 points from last year.

8.  Most respondents are more concerned about the drop in home values than they are about home costs being too high. Still, cost remains the significant barrier to many who would otherwise like to buy a home.

Charleton Fireproof Building 100 Meeting Street Charleston SC 29401

The South Carolina Historical Society is housed in the Charleston Fireproof Building at 100 Meeting Street in the heart of The French Quarter Neighborhood of historical Downtown Charleston.  The South Carolina Historical Society collects, preserves, and publishes South Carolina’s history.  Collections date from 1670 to current times and include books, manuscripts, plats, and images. 

Lois and I were here during the Museum Mile Weekend.  At this time the exhibit on display was titled “Stormy Times Ahead:  Voices of Secession in 1860”.  This exhibit will be showing Through December 20, 2010.  You will learn what it was like in South Carolina in 1860 as the United States was on the threshold of a civil war.  You can learn first hand what it was like to live in South Carolina at this time.

The 20 minute digital slide show is the highlight of the exhibit.  It highlights the reflections of the people who were living in South Carolina in 1860.  You learn the thoughts of politicians, journalists, men, women, children, slaves, and freed blacks that either lived here or visited here during the year of succession.

Items on display include two cases of artifacts concerning South Carolina’s succession, an original copy of the South Carolina Ordinance of Secession, and the South Carolina Secession Banner.

Historic Downtown Charleston’s Fireproof Building

The Fireproof Building, a National Historic Landmark, was the most fire protected building at the time of its construction in 1827. Aptly named for this architectural feature, the building was originally called the Charleston District Record Building. It is now believed to be the oldest building of fireproof construction in the United States. The Fireproof Building is also characteristic of the work of Robert Mills, the first native-born American to be trained as an architect, and a Charleston native.

The Fireproof Building was constructed in a simple Greek Doric style, with minimal ornamentation, and conveys a sense of order and serenity. Because the building was designed to store public records safely, no flammable materials were used in its construction. The building consists primarily of solid masonry, with window sashes and shutters of iron.
