Durable Orders were down -2.5% vs the +1.5% expected. Pending homes sales for November were up 2% vs the -0.5% expected. The Fed had nothing new to say yesterday and I expect rates will be flat for the next seven days.

Charleston Area December 2010 Monthly Housing Indicators


While there’s no shortage of uncertainty regarding what 2011 will bring, one
thing is certain: 2010 was yet another “transition year.” Patience is running
thin during this painstakingly slow recovery. According to closely watched
indices, national home sales hit bottom in the first quarter of 2009 and prices
followed suit shortly thereafter. As the bull gets set to wrestle the bear to the
ground in 2011, let’s take a look at how we concluded 2010.

Pending Sales in the Charleston region rose 11.5 percent since December
2009 to arrive at 573 contracts written. Meanwhile, New Listings declined
15.9 percent to 953 new homes. Total Active Listings fell 14.5 percent from
year-ago levels to weigh in at 8,233.

The December Median Sales Price decreased 5.9 percent versus last
December, checking in at $183,500. Market times fell 5.1 percent and are
now at 111 days.

You might have noticed that interest rates are stealthily ticking upwards. Yes,
higher rates are expected in 2011 as we press toward a more durable
recovery. This recovery is hinged upon continued labor market growth
coupled with supply-side and demand-side housing market improvements.
This wet, windowless basement of a recession has been cold and daunting,
but a neon exit sign beckons from our periphery.

Charleston Area Residential Real Estate Sales Make Gains in December 2010

CHARLESTON, SC—(January 11, 2011)  According to preliminary data released by the Charleston Trident Association of REALTORS®, 657 homes sold at a median price of $182,000 in the tri-county in December. Those figures represent a 6% increase in sales volume and a 7% decline in prices when compared to December 2009 when 618 homes sold at a median price of $195,534.

“It is encouraging that sales have shown consistent and steady growth—the number of closed transactions increased about 5% over last year. We may see some price softening in the coming year as we continue to work through the surplus of foreclosures that make up a significant part of our local inventory” said 2011 CTAR President Rob Woodul.

There were 8,233 homes actively listed for sale with the Charleston Trident Multiple Listing Service as of December 31, 2010.

A complete recap of 2010 market activity, with specific reports for Charleston, Berkeley and Dorchester counties and reviews of individual MLS areas will be released January 21.

Berkeley County
155 homes sold at a median price of $160,000 in December 2010.  Last year, 141 homes sold at a median price of $170,112.

Charleston County
In Charleston County, 353 residential properties changed hands at a median price of $225,000.  Last December, 313 properties sold at a median price of $250,000.

Dorchester County
128 homes sold at a median price of $163,250 in December.  In December 2009, 146 homes sold at a median price of $167,830.

November 2010 Adjustment
Preliminary numbers reported for November 2010 indicated 588 homes sold at a median price of $189,700. Adjusted numbers now show 611 sales at a median price of $192,000.
