2011 Bohicket Marina 5K & 10K Run on April 23rd

2011 Bohicket Marina 5K & 10K Run on April 23rd

2011 Bohicket Marina 5K & 10K Run on April 23rd

The inaugural run for The Bohicket Marina 5K & 10K Run is the first of what is hoped to be many Bohicket Marina Runs.  The Bohicket Marina Run is sponsored by Bohicket Marina, Seabrook Island POA, the Seabrook Island club, and the Kiawah – Seabrook Exchange Club.

The 2011 Bohicket Marina 5K & 10K Run will start at 8:00 AM April 23rd.  The run will start at Bohicket Marina, go through Seabrook Island and end at Bohicket Marina.

Volunteers are needed to help with the Bohicket Marina Run.

The registration fee for the Bohicket Marina Run before March 31st is $25 / $30 for the 5K and 10K runs respectively and from March 31st to April 20th the fee is $30 / $35.  Register online here.

After the run you can check out the shops at Bohicket Marina along with Red’s Ice House and Rosebank Farms Café.  Nearby is Freshfields Village, all it shops along with the fine eating establishments of King Street Grill, Heges at Kiawah, La Tela Pizzeria, Vincent's Soda Fountian, and Ladles Homemade Soups.

If you love airplanes, you have to go to the Charleston 2011 Air Expo.  I’ve been to most of the air shows in Charleston since 2000 they are great.  The gates open to the public at 8:00 AM so plan on making a full day experience.  The US AF Thunderbirds will perform an exciting aerial ballet of high-speed maneuvers and turns as they take over the skies of Joint Base Charleston Air Base during Air Expo 2011, Saturday, April 9.  Air Expo 2011 will also have some of the Air Force's most popular aircraft performing and static aircraft on display.

The performers include the Air Force Thunderbirds, US Army Special Ops Black Daggers Jump Team, Tora! Tora! Tora!, GEICO Skytypers, B-25 Bomber Panchito", ACC A-10 demo, and the ACC F-15 demo.

February 2011 Charleston Monthly Housing Indicators

Market activity may appear to be low in year-over-year comparisons due to the 2010 tax credit. We knew this was coming. Several other themes warrant attention before we dig into the numbers. First, we've had several months in a
row of private job growth. Second, interest rates, in concert with food and energy costs, are rising. Third, the anticipation of rising rates often motivates buyers.  A recovery looms. Now, let's take a look at those numbers.

New Listings in the Charleston region decreased 17.3 percent from last February to 1,451 new homes. Meanwhile, Pending Sales increased 12.3 percent to arrive at 841 contracts written. This meant inventory levels decreased 15.7 percent from last year to reach 8,470 active listings.

Prices slid a bit – the February Median Sales Price of $166,500 decreased 7.5 percent. Negotiations moved toward buyers as Percent of Original List Price Received at Sale decreased 1.9 percent to 88.3 percent. The absorption rate
decreased 18.9 percent as Months Supply of Inventory checked in at 11.1 months.

The national average interest rate was 5.23 percent on a 30-year fixed. The U.S. government would like to play second fiddle to the private sector in the mortgage market. Shifting the risk burden makes fiscal sense but could threaten an already fragile recovery. The Center for Responsible Lending states that it would take 14 years for the typical American family to save enough money for a 20 percent down payment, based on national average home prices.

February 2011 Charleston Housing Supply Outlook

In the Charleston Trident region, the price range with the strongest sales activity was the $100,000 and Below range, where sales were up 38.6 percent over the last 12 months.

Sales were weakest in the $150,001 to $200,000 range, where sales were down 13.4 percent versus last year.  Inventory in the region has fallen 15.6 percent, led mostly by a decline in condo inventory.

Median Sales Price was up the most in the single-family segment with a 2.7 percent gain to $194,990, while prices were down 4.0 percent for condos to $144,000.

The price range with the longest Days on Market Until Sale was the $350,001 and Above range, where the average market time was 184 days. The range with the shortest market time was among homes in the $100,001 to $150,000 price range, where it’s taking a shorter 91 days for a home to sell, on average.

Residential Real Estate Sales Stable, Foreclosures Continue To Impact Prices

Residential Real Estate Sales Stable, Foreclosures Continue To Impact Prices


According to preliminary data released by the Charleston Trident Association of REALTORS® (CTAR) 557 homes sold at a median price of $163,500 in February.  Preliminary figures for February 2010 showed 509 homes sold at a median price of $179,900—revised data for February 2010 reflects 561 sales at a median price of $180,000.

The most active price range in February was $160,000-$179,999.  Last February, the most active range was $200,000-249,999, when many homeowners were taking advantage of move-up opportunities provided by the homebuyer tax credit.

"As we forecasted, prices have softened in the early months of this year as a result of the foreclosure inventory.  Over the next 12 months or so, we’ll continue to work our way through this inventory and see prices begin to move forward" said 2011 CTAR President Rob Woodul.

According to figures released by RealtyTrac, more than 250,000 properties received at least one foreclosure-related notice in February, down 14% from January and down 27% from the same month last year.  While the number of homes across the country receiving a foreclosure-related notice has fallen to a 36-month low, it’s likely an artificial dip as many lenders have significantly slowed their foreclosure processes due to increased scrutiny over how lenders are handling the repossessions. 

RealtyTrac data currently shows an estimated 23,406 foreclosed homes in South Carolina and an average sale price of $111,503 for foreclosed homes statewide.

Woodul cites job growth and overall economic stability as the necessary catalysts for people to jump back into the real estate market.  "It's not a question of demand for housing; it's a question of confidence and capability.  As they should, people need to feel secure in their job and financial situation before making what will likely be the largest purchase of their lives" said Woodul.

Nationally, unemployment has declined to a nearly 2-year low of 8.9% but South Carolina's jobless rate still remains ahead of that curve, at 10.5%.  The Charleston region saw a considerable improvement in its jobless rate, falling to 8.4 % from 9%.  "We will not see a true recovery of the housing market until we have steady and solid job growth" said Woodul.

There were 8,470 homes listed as actively for sale with the Charleston Trident Multiple Listing Service as of February 28, 2011.
