Charleston SC Real Estate Blog:  Charleston SC July Housing Supply Outlook

Not all segments are created equal. Market activity can vary greatly from one property type or price range to the next.

For the 12-month period spanning August 2010 through July 2011, Pending Sales in the Charleston region were down 5.3 percent from the same period a year prior. However, the largest gain occurred in the $100,000 and Below range, where they increased 42.1 percent to 1,594 units.

The overall Median Sales Price was up 0.3 percent to $183,040. But the property type with the largest price gain was the Single-Family segment, where prices increased 2.6 percent to $195,000. The price range that tended to sell the quickest was the $150,001 to $200,000 range at 94 days; the price range that tended to sell the slowest was the $300,001 and Above range at 141 days.

Market-wide, inventory levels were down 16.5 percent. The property type that lost the least inventory was the Single-Family segment, where it decreased 13.4 percent. That amounts to 10.2 months supply for Single-Family homes and 13.2 months supply for Townhouse-Condos.

CHARLESTON, SC—(August 10, 2011) According to preliminary figures released today by the Charleston Trident Association of REALTORS® (CTAR), 829 homes sold at a median price of $180,000 in July.  The number of closed sales is 29% higher than it was in July of 2010 while the median sale price is about 8% lower than it was a year ago; likely due to the increased number of foreclosed properties moving off the market.  In July 2010, 643 homes sold at a median price of $196,573.

“As expected, the distressed inventory continues to affect our market” said Rob Woodul, 2011 CTAR President.  “Year to date, sales volume is slightly ahead of last year. We are encouraged by this slight but steady growth—it means we’re moving slowly in the right direction” said Woodul.

The year-to-date median sale price is $177,736—which has fluctuated from a low of $163,900 in February to last month’s high of $195,910.  5,356 homes have sold so far this year, while 5,349 homes had sold at this point in 2010.

“We have begun stepping out of the shadow of the tax credit and can start making some meaningful year-over-year comparisons to determine how our market will behave in a non-incentivized buying environment.  This month’s sales figures should inspire confidence among potential buyers.  A nearly 30% increase in sales could indicate that consumers and particularly investors, are realizing the opportunities available to them, jumping in and taking advantage while it’s still a buyer’s market” said Woodul.

Charleston County showed the largest gains in sales volume but also the largest declines in pricing.  Dorchester County showed the least amount of growth in sales volume, but had less than 1% pricing variance from last July.

There were 8,469 homes listed as actively for sale with the Charleston Trident Multiple Listing Service as of July 31, 2011. 

June Adjustment
Preliminary numbers reported for June 2011 indicated 902 homes sold at a median price of $195,955. Adjusted numbers now show 923 sales at a median price of $195,910.

The Golden Cup Café is located in the Piggly Wiggly shopping center at the intersection of Maybank Highway and Main Road.  Lois and I have eaten there several times since The Golden Cup Café opened in 2009.  The food staff is outstanding, service is quick, price is fair and the food is excellent.  The Golden Cup Café is a unique combination of a Deli, a Café, and a full service restaurant.

The Golden Cup Café menu includes salads, sandwiches, southern entrees, seafood along with great desserts, coffee, lattes, etc.  The brunch on Saturday and Sunday is very good.

We last ate there about two weeks ago.  Chef Julia Barstow, who is from Louisiana, told us that in the very near future the Golden Cup Café will be open for evening meals.  The Golden Cup Café is open for breakfast and lunch during the week and a brunch on Saturday and Sunday.  

The Golden Cup Café is located at 3575 Maybank Hwy Suite F, Johns Island, SC 29455. 

The hours of operation currently are:

 Mon – Fri: 7:30 am – 3:30 pm 
Sat – Sun: 9:00 am – 3:00 pm

Moving in this economy is no easy thing. In order to make sure that you come out on top, you have several things to consider. First, you should take into account the job market in the places you’re looking at. If you can’t find a job once you’ve moved, you won’t be in the best position. Second, you need to look at the cost of living to make sure that you can actually afford living in your new place day-by-day. Taking these things together, you can know where to look, be it New York, the Midwest or Austin real estate.
First, the job market. When it comes to finding a job in a place with a good economy, you can’t go wrong with Texas right now. Comparing all of the states
If you’re wondering why California wasn’t just recommended even though it has as many major corporations as Texas, go ahead and take a look at the cost of living. California is tied for the title of most expensive state with Hawaii, which means that, even though you can find a job in both California and Texas, the Texan one will let you get more for the money you make. Even lower than Texas, the cost of living in the Midwest is amazing. As Forbes says, the entire Midwest has a rock-bottom cost of living simply because it is entirely landlocked. Considering that this economy has chased visions of fancy, beachside condos out of most peoples’ minds, this isn’t a big loss. If you know you’re not going to go in the coastal direction, you might as well milk as much money out of that fact as possible.
So when you’re wondering where to move, remember to check out the cost of living and job market of wherever you’re looking. You can’t do any better than the Midwest when it comes to the cost of living, but Texas isn’t too much more expensive and has an amazing job market to boot. Do your research and you’ll easily be able to come out on top of your move!

What Does This Mean To You?

USDA Rural Development and its loan program were designed to help improve the economy and quality of life throughout rural America. The program continues to remain a wonderful option for qualifying homebuyers, with zero down payment required.
