Charleston SC Real Estate Blog:  Charleston February 2012 Real Estate Market Monthly Indicators


It may be a Leap Year, but February is more of a Connect Month for reporting residential real estate data in 2012. That's because it's a buffer between the traditionally slow winter months and what is potentially going to be an interesting and encouraging spring selling season. But let's not look past brief but brassy February so quickly. After all, it grew a whole day taller this year. Let's give the oft-overlooked month its due because the numbers are mostly positive at first blush.

New Listings in the Charleston region decreased 3.8 percent to 1,419. Pending Sales were up 40.2 percent to 1,103. Inventory levels shrank 22.5 percent to 6,710 units.

Home prices gazed skyward. The Median Sales Price increased 3.0 percent to $170,000. Days on Market was up 7.2 percent to 122 days. Absorption rates improved as Months Supply of Inventory was down 30.0 percent to 8.1 months.

Consumer confidence is as high as it has been in a year, and the Federal Reserve reported growth in all of its 12 banking districts in 2012 through the first half of February, including more hiring and home sales. There are still some challenges to work through, but pessimism is no longer in vogue. Laments over things like unemployment and high gas prices are being replaced with chatter about job prospects and sensible home shopping. The economy and housing market are by no means recovered, but it's okay to think positive.

Charleston County Parks and Recreation is having free gate admission this coming Sunday at their Parks.  The participating parks are the Ravenel Caw Caw Interpretative Center, North Charleston Wannamaker Park, Mount Pleasant Palmetto Island Park, Isle of Palms County Park, Folly Beach Fishing Pier, and the Mount Pleasant Fishing Pier.  There will be free parking at Beachwalker Park on Kiawah Island, Isle of Palms county Park, and the Folly Beach Edwin S. Taylor Fishing Pier.  Fishing will be free for the entire day at the Folly Beach fishing Pier and Mount Pleasant Fishing Pier.  You will have to pay parking at the Mount Pleasant fishing Pier. 

The Charleston County Parks are exceptional.  If you have not checked them out, this is the perfect time.  Come explore the County Parks, walk on the beaches, or go fishing.  There is something for everyone in the family.

Charleston Home Security: 7 Quick Things You Can Do To Keep Yourself Protected

Charleston, South Carolina is one of the most beautiful and culture-rich areas to live in the U.S.; from its historic downtown area to the wonderful surrounding beaches and landmark sites. 

Like any large city in America, however, there are always going to be people on the wrong side of the law looking to take from you what you worked so hard to gain, via home burglaries. 

As a home security systems company in Charleston, we at Charleston Security Systems are constantly at work raising home security awareness for our clients and the rest of the low country alike.  Here are 7 quick tips that will help keep yourself protected:

  1. Eliminate Hiding Places Around Your House

Trees and shrubs can give your property’s landscape a great look, but they also can be potential hiding spots for criminals.  Does this mean that you have to get rid of all of your greenery?  Not at all; just be tidy with your trimming and ensure that a would-be burglar would be visible to a neighbor no matter where they try to hide.

  1. Install Better Outdoor Lighting

Crooks don’t like to be seen, obviously, so make sure anyone can see them – even at night.  All entrances to your home should have proper lighting as well as any other darker areas on your property.  Also, make sure your number address is properly lit, so that if someone does observe someone trying to enter your home or acting suspiciously, they can quickly tell the police your exact address.

  1. Always Give The Appearance of Being At Home

When you’re not home, (i.e. at work or vacation) try to keep a few lights on, along with your T.V., C.D. player or radio; these will help give the appearance that you’re home.  Burglars would rather steal from an empty house than a house with people that would call the police if seen.

  1. Plan Ahead Before Going On Vacation (and keep quiet about it)

We all like going on vacation.  Burglars would love to have you go on vacation, in fact.  Arrange to have your mail picked up by a neighbor.  Invite a friend or family member to house-sit for you.  Keep a car parked outside your house. 

Also, keep quiet about going on vacation as much as possible, particularly on social networking websites like Facebook and Twitter – someone may be watching your posts, looking for the perfect time to burglarize your home.

  1. Reinforce Locks, Windows and Patio Doors

If you are moving into a new house, one thing that often goes overlooked in the buying process is the integrity of the door and window locks.  Replace any locks you think may be outdated or weakened by age.  Window locks may be present, but were they made with home security in mind, or were they made with design or vanity in mind? Do your patio doors use a wood or steel bar to block the doors from being forced open?

If you’re not sure how to answer any or all of these questions, most security companies offer free home inspections to help you identify any weak spots in your house’s defense.

  1. Install A Security System (With A Alarm Monitoring Service)

Installing a home security system can increase the likelihood that your home won’t be broken into.  Having window stickers and lawn signs that have your home security company’s logo may make burglars think twice about breaking into your home as it increases their chances of getting caught.

Home security systems include window and door sensors (for forced entry), motion detectors (to detect any unwanted movement in your house) and glass break detectors (to pick up any sound that sound like a window has been broken).  All of these sensors, when triggered, will send a signal to a main alarm panel in your house which will, if your security system is being monitored by an alarm monitoring service, alert the authorities that your house is being robbed.  

Most companies force you to sign 2 or 3 year contracts for monitoring services, however there are some companies (including Charleston Security Systems) that allow you to pay month-to-month, with no contract. 

  1. Install A Security Camera System

With the advances of online platforms and mobile applications, you can now watch your home from anywhere you have access to the internet – with the installation of a home security camera system

Install cameras inside and outside of your house and, via secure internet connection, you can log onto your system and view, in real time and playback, your home.  Today’s security camera systems also come with mobile applications that allow you to monitor your home, right on your smartphone or tablet PC.

The Heart Woodfire Kitchen is located at 1622 Highland Avenue on James Island just one block off of Folly Road.  The Heart Woodfire Kitchen opened in Mid December 2011 and is the creation of Owner / Chef Glenn Christiansen.  Lois and I were there early on a Thursday evening, before 5:00 PM, we were greeted by the General Manager Devin Marguardt.  The service was pleasant, quick, and efficient.

Charleston SC Real Estate Blog:  More Positive Indicators In The Charleston Residential Real Estate Market
Sales increase 10%, Prices up 5% over last January


CHARLESTON, SC—(February 10, 2012) Posting the highest January sales figures since 2008, the Charleston real estate market continues to show slow but consistent sales growth that has created a sense of stability and confidence in the local market.

The Charleston Trident Association of REALTORS® reports that in January, 533 homes sold at a median price of $179,000.  This shows a solid 10% increase in sales and 5% increase in median price as compared to last January when 485 homes sold at a median price of $170,000.  On the heels of healthy year-over-year reports that saw sales volume increase 6% and prices remain somewhat stable with a slight 3% decline, it’s more positive movement for the Charleston market.

There were 6,615 homes listed as actively for sale with the Charleston Trident Multiple Listing Service (MLS) as of January 31.

“We’re starting the year off on the right foot.  It is encouraging to see continued sales increases and a burgeoning interest in the Charleston market—from our ever-increasing tourist population as well as current residents looking to move up or make their first purchase while property is more affordable” said 2012 CTAR President Herb Koger.

Earlier in the week, Charleston was named one of the “Top 10 Markets for Out-of-Town House Hunters” by real estate news source, Inman News.  The article ranked Charleston ninth in the country for online home searches conducted by out-of-area residents.  This accolade, coupled with the news that rental rates continue to rise as well as increased affordability to purchase in the Charleston metro area, is positioning the Charleston real estate market for another successful year in 2012.

“Charleston has so much to offer and is attractive to a diverse group of individuals—from young professionals looking to settle into their careers and start families to retirees looking to relocate to one of the most beautiful places in the country” said Koger.  “With the national spotlight seeming to continually shine on Charleston, it keeps our pool of new residents—and prospective homebuyers—growing all the time” Koger added.

December Adjustment
Preliminary numbers reported for December 2011 indicated 785 homes sold at a median price of $186,050.  Adjusted numbers now show 797 sales at a median price of $186,175. 

2011 Annual Adjustment
Preliminary numbers reported for 2011 indicated 9,276 closings at a median price of $181,573.  Adjusted figures now show 9,297 sales at a median price of $181,600. 

BERKELEY COUNTY
A 6% decline in median price helped move 7% more inventory than last year in Berkeley County in January.  111 homes sold at a median price of $142,000, compared to 104 homes at $151,775 last January.

CHARLESTON COUNTY
Increasing affordability in Charleston County led to a 6% increase in sales, as the median price declined by 5% in January.  296 homes sold at a median price of $210,000 this January, compared to 278 homes sold at a median price of $219,949 last January. 

DORCHESTER COUNTY
Led by pricing gains in the Summerville/Ladson and Ridgeville areas, Dorchester County activity supported much of the growth in sales and pricing for the region in January.  Sales volume increased by 21% and median price grew by 22%.  106 homes sold at a median price of $167,750 this January—significant improvements from January 2011, when 87 homes sold at a median price of $137,000.
