Housing Trends Update is published monthly and is available only to real estate agents who are part of the Campbell/Inside Mortgage Finance monthly survey panel.  

Despite media reports of the emergence of so-called “bidding wars" in select housing markets, average home prices remained flat in the month of April, according to the latest results of the monthly Campbell/Inside Mortgage Finance HousingPulse Tracking Survey.

While reports of some home listings attracting dozens of offers have become common this year, the closely watched nationwide HousingPulse survey found that most homes sold in April received only two or three offers and sold below list price.

Demand from investors remained strong during the month of April. Investors accounted for 25.1% of home purchases, while current homeowners accounted for 40.1% of purchases and first-time homebuyers accounted for 34.8% of purchases.

Average prices for home purchases declined slightly from March to April, according to transactions reported by HousingPulse survey respondents. The average price for non-distressed properties declined 1.5% from March to April, while the average price for short sales dipped 1.7%. For damaged REO the average price fell 1.4% and for move-in ready REO the average price slipped 0.3%.  Learn more about the May 2012 National Housing Trends.

Headline numbers can often mask important variations across different areas and property types, rendering segment-specific statistics that much more important. For the 12-month period spanning May 2011 through April 2012, Pending Sales in the Charleston region were up 22.3 percent overall. The price range with the largest gain in sales was the $100,000 and Below range, where they increased 31.7 percent.

The overall Median Sales Price remained flat at $184,000.The property type with the largest price gain was the Single-Family segment, where prices increased 0.5 percent to $195,000. The price range that tended to sell the quickest was the $150,001 to $200,000 range at 97 days; the price range that tended to sell the slowest was the $350,001 and Above range at 156 days.

Market-wide, inventory levels were down 27.0 percent. The property type that lost the least inventory was the Single-Family segment, where it decreased 25.8 percent. That amounts to 7.4 months supply for Single- Family homes and 8.4 months supply for Condos.  SEE ADDITIONAL INFORMATION HERE.

Residential Real Estate Sales Volume Continues Growth; Prices Follow Suit; Inventory Declines

Charleston SC Real Estate Blog:  Residential Real Estate Sales Volume Continues Growth; Prices Follow Suit Inventory Continues Decline; Nears 6k Mark

CHARLESTON, SC—(May 11, 2012) According to preliminary data released today by the Charleston Trident Association of REALTORS® (CTAR), 831 homes sold at a median price of $183,000 in April. There were 24,213 property showings recorded by the MLS in April.

Last April, preliminary figures showed 776 homes sold at a median price of $175,000, following an almost equal number of property tours.

“The number of showings our REALTORS® are completing in 2012 is almost equal to the number of showings we saw in 2009, when the market was significantly depressed, but inventory was much higher. This tells us that the prospective buyers in today’s market aren’t just looking. They are serious buyers, making offers and closing transactions” said 2012 CTAR President, Herb Koger.

Heading into what is typically the busiest season of the year, year to date figures reflect a market that is in the midst of sustainable, healthy growth. Inventory is 29% lower than it was at this time last year; sales volume is almost 6% ahead and prices have increased a healthy 4% from this time last year.

“There has been a substantial decrease of inventory in the last 12 months and a far more serious mindset by those looking to purchase a home—there are fewer homes to choose from, prices are increasing and interest rates remain at unprecedentedly low levels. People have a renewed confidence in our market and buyers are moving much faster than they did in the past few years” said Koger.

There were 6,361 homes listed as actively for sale in the CTMLS as of May 10, 2012. On May 10, 2011, there were 8,899 homes for sale.

March Adjustment

Preliminary data reported for March 2012 indicated 899 homes sold at a median price of $182,000. Adjusted numbers now show 907 sales at the same median price.

Berkeley County

170 homes sold at a median price of $154,945 in Berkeley County in April. This represents even sales and an increase in pricing compared with April 2011, when 170 homes sold at a median price of $145,000. View the Berkeley County Market Report.

Charleston County

476 homes sold at a median price of $228,125 in Charleston County in April. This represents an increase in sales and pricing from April 2011’s 451 sales at a median price of $208,000. View the Charleston County Market Report.

Dorchester County

151 homes sold at a median price of $165,000 in Dorchester County in April. This represents a significant increase in both sales volume and pricing, as 129 homes sold at a median price of $147,490 in April 2011. View the Dorchester County Market Report.
