Housing had a slow start to the year but ongoing market improvements across various areas and segments continue. Nowadays, it's important to assess market performance by price point. Also watch for long-awaited and yet still-uneven inventory gains. For the 12-month period spanning September 2013 through August 2014, Pending Sales in the Charleston area were up 9.5 percent overall. The price range with the largest gain in sales was the $350,001 and above range, where they increased 18.9percent.

The overall Median Sales Price was up 7.5 percent to $215,000. The property type with the largest price gain was the Single-Family segment, where prices increased 7.2 percent to $225,760. The price range that tended to sell the quickest was the $150,001 to $200,000 range at 63 days; the price range that tended to sell the slowest was the $350,001 and Above range at 94 days.

Market-wide, inventory levels were down 3.8 percent. The property type that lost the least inventory was the Single-Family segment, where it decreased 3.5 percent. That amounts to 5.4 months’ supply for Single-Family homes and 5.2 months’ supply for Condos.

CHARLESTON, SC—(September 10, 2014) According to preliminary data released today by the Charleston Trident Association of REALTORS® (CTAR), 1,358 homes sold at a median price of $215,000 in August. Last August, 1,318 homes sold at the same median price.
 
Year-to-date, 9,431 homes have sold at a median price of $215,500 – a reflection of steady growth when compared to last year, when 8,706 homes had sold at a median price of $205,417.
 
“The summer months were, as expected, a period of steady, sustainable growth” said 2014 CTAR President, Corwyn Melette. “About 40% of sales for the year close during the summer, and this summer, sales activity and price growth has our market well-positioned for a strong finish to 2014” Melette said. From May through August 2014, home sales increased 5% and median price increased at a sustainable, healthy 2% growth rate. 5,548 homes sold at a median price of $216,231 in the region this summer.
 
At the end of August, there were 5,961 homes classified as active for sale in the CTMLS. At this time last year, there were 5,702.

Year-to-date, residential sales have increased 8,016 homes have sold for a median price of $216,250 – compared to last year, where through July 7,417 homes had sold for a median price of $200,834.
 
“Our housing market continues to be where the economy experts thought it would be – steady, sustainable growth in both closed transactions and median price,” said 2014 CTAR President, Corwyn Melette. “With five straight months of inventory growth – albeit small, single digit percentage growth – some prospective buyers, who may not have found what they were looking for in the spring, should take another look and see if they find something that fits their needs now,” he added.  At the end of July, there were 5,961 homes for sale in the CTMLS. Last July, there were 5,770 homes listed as active for sale.
 
May Adjustment
 
Preliminary data reported for June 2014 indicated that 1,423 homes sold at a median price of $227,500. Adjusted figures now show 1,444 homes sold at a median price of $227,245.
 
Berkeley County
 
302 homes sold at a median price of $189,909 in Berkeley County in July. The most active area in the county was the North area bordered by Jedburg Road, Highway 17A and College Park, with 83 sales at a median price of $188,500.
 
 
Charleston County
 
In Charleston County in July, 736 homes sold at a median price of $272,500. Mount Pleasant was the most active area where 230 homes sold at a median price of $367,500, followed by West Ashley outside I-526 with 110 sales at a median price of $212,000 and North Charleston outside I-526 with 84 sales at a median price $150,000.
 
 
Dorchester County
 
278 homes sold at a median price of $181,437 in July in Dorchester County. The most active area was Summerville/Ridgeville, where 131 homes sold at a median price of $209,000.
