CHARLESTON, SC—(December 11, 2014) According to preliminary data released today by the Charleston Trident Association of REALTORS® (CTAR), 962 homes sold at a median price of $222,283 in November. Last November, 918 homes sold at a median price of $203,405 in the region.

As expected during the holiday season, sales have slowed, but only by a small margin. Inventory remains strong with 5,739 homes listed as “active” for sale in the Charleston Trident Multiple Listing Service (CTMLS).

“During the holidays it is typical to see a slight dip in sales but we expect a final upswing to end the year. The region remains on track to close 2014 with sales that reflect what the trend has been all year – a growing, sustainable market,” said the newly installed 2015 CTAR President, Matthew DeAntonio.

October Adjustment

Preliminary data reported for October 2014 indicated that 1,212 homes sold at a median price of $215,000. Adjusted figures now show 1,218 homes sold at a median price of $215,000.

Berkeley County

262 homes sold at a median price of $205,370 in Berkeley County in November. The most active area in the county was in the North area bordered by Jedburg Road, Highway 17A and College Park, with 71 sales at a median price of $195,000. Year-to-date 2,947 homes have sold in the county.

Charleston County

In Charleston County in November, 484 homes sold at a median price of $281,117.  Outside of Mount Pleasant, where 166 homes sold at a median price of $386,250, West Ashley outside I-526  was the most active area during the month with 66 sales at a median price of $245,468, followed by James Island with 54 sales at a median price $261,000. Year-to-date 6,969 homes have sold in the county.

Dorchester County

181 homes sold at a median price of $175,000 in November in Dorchester County. The most active area was Summerville/Ridgeville, where 83 homes sold at a median price of $193,467.  Year-to-date 2,409 homes have sold in the county.

3.  Real estate agents were viewed as a useful information source by 98 percent  of buyers who used an agent while searching for a home.

4.  The typical home buyer searched for 10 weeks and viewed 10 homes—this is two weeks shorter than the previous year’s report.

5.  Approximately nine in 10 recent buyers were at least somewhat satisfied with the home buying process.

6.  For more than half of buyers finding the right home was the most difficult step in the home buying process.

7.  Approximately nine in 10 recent buyers were at least somewhat satisfied with the home buying process.

  1. The 2013 median household income of buyers was $84,500. The median income was $68,300 among first time buyers and $95,000 among repeat buyers.
  1. Sixty-five percent of recent home buyers were married couples.
  1. For 24 percent of recent home buyers, the primary reason for the recent home purchase was a desire to own a home, while nine percent purchased due to a job-related relocation or move, and eight percent bought for the desire to be in a better area or a change in family situation.

Investors Start to Return to Market as First-Time Homebuyer Activity Slows in the Fall

 
Investors are gaining market share among home purchasers as first-time homebuyer activity has slowed, according to the latest Campbell/Inside Mortgage Finance HousingPulse Tracking Survey. The shifts are part of a typical seasonal
pattern for the fall.
 
The investor share of home purchases hit 16.7% in October, based on a three month moving average, the second consecutive monthly increase in market share for investors. The first-time homebuyer share of home purchases declined for the third consecutive month to 34.6 percent in October.
 
First-time homebuyer activity declined in the fall of 2013 and stayed relatively level until April of this year. In that downtime, investors increased their market share of home purchases, peaking at a 19.5% share of home purchases in April.
 
Homebuyer traffic is declining among all buyer types, prompting longer time-onmarket for non-distressed properties. The average time-on-market for non-distressed properties sold in October was 9.2 weeks, the second consecutive monthly increase
in time-on-market.
 
Time-on-market varies significantly by region. California had the lowest average time-on-market for non-distressed properties at 5.8 weeks in October while properties in the south had the highest average time-on-market for non-distressed properties at 11.4 weeks  Learn more about the November 2014 National Housing Trends here.
