The prevailing trend for 2015 still appears to be more sales and rising prices – not of the headline-grabbing variety but enough to keep the wider economy bullish on housing. With improved inventory, things will only get better. For the 12-month period spanning February 2014 through January.
 
2015, Pending Sales in the state of South Carolina were up 13.1 percent overall. The price range with the largest gain in sales was the $200,001 to $300,000 range, where they increased 18.9 percent. The overall Median Sales Price were up 4.9 percent to $215,000. The
property type with the largest price gain was the Condos segment, where prices increased 7.1 percent to $173,500. The price range that tended to sell the quickest was the $150,001 to $200,000 range at 72 days; the price range that tended to sell the slowest was the $300,001 and above range at 97 days.
 
Market-wide, inventory levels were down 12.1 percent. The property type that lost the least inventory was the Single Family segment, where it decreased 10.4 percent. That amounts to 4.2 months supply for Single- Family homes and 4.3 months supply for Condos.  Click here for additional detailed information.

Housing Market Showing Less Vigorous Run-Up to Spring Home Buying Season
 
The lead-up to the spring-summer home buying season for 2015 appears less vigorous than for the 2013 and 2014 seasons, according to the latest Campbell/Inside Mortgage Finance HousingPulse Tracking Survey.
 
Among other factors, time on market for non-distressed properties surged in December and sales-to-list price ratios on non-distressed properties declined. Agents also report that demand from buyers has been constrained by limited inventory, home price trends and mortgage financing issues.
 
Time on market for non-distressed properties in December increased to 10.3 weeks, based on a three-month moving average, compared with the average of 9.7 weeks posted in December 2013. “Buyers are feeling a bit skittish in my opinion, concerned about potential dropping of prices,” said an agent in Arizona.
 
Sales-to-list price ratios on non-distressed properties in December fell by a larger amount than the more gradual decline seen at the end of 2013. The sales-to-list price ratio for non-distressed properties averaged 97.1% in December.
 
“Buyers are leery of over-priced listings and still don’t want to pay for the run-up in pricing seen in the spring of 2014,” said an agent in Washington State. A significant number of agents report that the home price boom could be ending in California, Arizona and Nevada. “Home prices have fallen approximately 3% in 2014,” said an agent in California. “Sellers still want to list at or above market value so listings are staying active on the market longer.”  Learn more about the January 2015 National Housing Trends here.
