Buyer Traffic Surges, Positive Trends for Non-Distressed Properties as Market Enters Spring 
 
The housing market in March showed signs of entering a strong spring home buying season, according to the latest Campbell/Inside Mortgage Finance HousingPulse Tracking Survey.
 
All three HousingPulse Homebuyer Traffic Diffusion Indexes were up sharply in March compared with the previous month, led by first-time homebuyers. The firsttime homebuyer traffic index hit 65.3 in March, up from 61.4 in February. Any reading above 50 indicates increasing traffic. 
 
The index tracking traffic from current homeowners hit 64.0 in March and the investor index was at 53.5.
 
“Spring is blooming and the market is getting hot,” said an agent in North Carolina. “Incentives are dropping and base prices are rising.” Sales-to-list price ratios increased in March after declining fairly consistently since June. The sale-to-list price ratio for non-distressed properties was 97.2% in March, based on a three-month moving average, compared with 96.9% in February and 97.1% in March 2014.
 
Sales-to-list price ratios remained highest in California and many western states.  In California, the sale-to-list price ratio was 98.6% in March. Sales-to-list price ratios were lowest in Florida at 95.0% during the month.  “If the property is $300,000 or less, the bidding is ridiculous with people offering to pay over the appraised value if it comes in less than the offer,” said an agent in Colorado. “Many offers have been more than $25,000 above the asking price.
