Prices on Non-Distressed Properties Decline For Second Consecutive Month in October

Average prices on non-distressed properties declined for a second consecutive month in October as part of a typical seasonal slowdown, according to results from the latest Campbell/Inside Mortgage Finance HousingPulse Tracking Survey.
 
Non-distressed properties sold during October had an average price of $297,300, based on a three-month moving average. That was down 1.8% from the previous month and down a total of 4.1% from the average price of $310,000 in August. Prices in October were up by 3.4% percent compared with the average price for nondistressed
properties sold in October 2015.
 
While the decline in home prices nationally was part of a seasonal slowdown, in some areas, the typical decline in demand from homebuyers during the fall has resumed after years of relatively strong sales.  “Silicon Valley has had a hot seller’s market since 2013 and seems to have dropped off starting in about June,” said a real estate agent in California.
 
An agent in Florida attributed the decline in home prices to decreased demand from foreign homebuyers. Another agent in the state noted that the decline in demand from homebuyers has been concentrated on higher-priced homes.  “Homes priced over $350,000 are taking some time to sell,” the agent said.  “Homes priced under $300,000 are selling quickly and homes priced below $200,000 always seem to have multiple offers driving the price higher.”  Learn more about the November 2016 National Housing Trends here.

Sales-to-List Price Ratio Down Sharply

Signs of a slowing housing market emerged as summer ended, according to results from the latest Campbell/Inside Mortgage Finance HousingPulse Tracking Survey. The national sales-to-list price ratio on non-distressed properties declined sharply and average home prices for such properties also declined.
 
After six consecutive monthly increases, the sales-to-list price ratio on nondistressed properties fell to 98.0% in September, based on a three-month moving average. The ratio peaked at 98.6% in August.
 
“Sellers are learning they need to have all issues resolved before placing the house on the market or the buyers will ask for reductions in excess of the cost of the repair,” said an agent in New Hampshire. “It is placing buyers and sellers in a
stalemate during negotiations.”
 
Real estate agents note that there’s still plenty of demand for lower-priced homes while the market for higher-priced properties has slowed. “Homes under $350,000 are moving quickly with multiple offers if they are updated,” said an agent in Arizona. “Homes between $450,000 and $1,000,000 are on the market much longer.”
 
Regionally, only the Pacific Northwest maintained a sales-to-list price ratio above 100.0% in September, with a ratio of 101.1%. The average ratio in California during the month was 99.7% and the Northeast had the lowest average sales-to-list price ratio in September at 96.3%.  Learn more about the October 2016 National Housing Trends here.

Sales-to-List Price Ratio on Non-Distressed Properties Hits 2016 High in August

Sales-to-list price ratios on non-distressed properties hit a high for the year in August while home prices continued to increase, according to results from the latest Campbell/Inside Mortgage Finance HousingPulse Tracking Survey.  The sales-to-list price ratio on non-distressed properties has increased for six consecutive months, hitting 98.6% in August, based on a three-month moving average. The reading tops the high of 98.5% recorded in July of 2015.
 
The sales-to-list price ratio on non-distressed properties hasn’t slipped even as home prices increased during the spring and summer. Nationally, non-distressed properties sold in August had an average price of $310,100, up from an average price of $290,800 in January.
 
Sales-to-list price ratios remain especially high in western states, led by the Pacific Northwest with an average ratio of 101.6% in August. California had an average sales-to-list price ratio of 100.3% during the month.  Florida had the lowest regional sales-to-list price ratio in August at an average of 96.2%.  “The lowest inventory levels in 10 years continue to define this market,” said an agent in Oregon.
 
An agent in California agreed that low inventory has helped keep home prices and sales-to-list price ratios high. “An agent in our office submitted an all-cash, full-price offer and was turned down,” the agent said. “The seller had five offers and selected one above asking price with a substantial down payment and small loan amount.”  Learn more about the September 2016 National Housing Trends here.

Market for Non-Distressed Properties Remained Seasonally Strong in July

Demand for non-distressed properties from current homeowners helped the strong housing market seen this summer continue in July, according to results from the latest Campbell/Inside Mortgage Finance HousingPulse Tracking Survey.
 
The sales-to-list price ratio on non-distressed properties was 98.3% in July, based on a three-month moving average. The metric has increased each month since February when it was at 97.1% and was nearing the peak of 98.5% seen in July 2015.  “There’s still a shortage of inventory which has led to increasing numbers of offers and prices,” said a real estate agent in Illinois.
 
States on the west coast had the highest sales-to-list price ratios in July, with the Pacific Northwest posting a ratio of 100.1% and California at 100.0%. Florida had the lowest average sales-to-list price ratio in July at 95.6%.  “If priced right, listings do not last,” said a real estate agent in California. “Buyers are not biting on overpriced listings.”
 
Non-distressed properties accounted for 83.3% of homes sold during July with an average price of $300,900, up 3.7% compared with July 2015.  Current homeowners have accounted for a growing share of home purchases in recent months, outpacing first-time homebuyers and investors. Current homeowners accounted for 48.6% of home purchases in July, followed by first-time buyers with a 39.0% share and investors with a 12.4% share.  Learn more about the August 2016 National Housing Trends here.

Average Time on Market for Non-Distressed Properties Hits Post-Crisis Low in June
 
With limited inventory and strong demand from both current homeowners and first-time homebuyers, non-distressed properties aren’t staying on the market for long, according to results from the latest Campbell/Inside Mortgage Finance
HousingPulse Tracking Survey.
 
Non-distressed properties sold in June were on the market for 6.8 weeks, based on a three-month moving average. The reading marked a post-crisis low for the time on market for non-distressed properties. The previous low was an average of 7.8 weeks in August 2015.
 
A large number of real estate agents reported quick home sales during June – some within 24 hours after listing the property. In many markets inventory remains low, helping to boost demand among homebuyers.
“This is the hottest market I have seen in 10 years,” said an agent in Kansas. “I was literally running to new listings due to a shortage in inventory.”
 
Regionally, the average time on market for non-distressed properties sold in June was lowest in the Rocky Mountain states and Oil Producing states, at 3.7 weeks and 3.8 weeks, respectively. The average time on market was longest in Florida and the Northeast, with an average of 8.9 weeks and 9.0 weeks, respectively.  Non-distressed properties sold in June received an average of 2.3 offers, matching the post-crisis high last seen in May 2013.  Learn more about the July 2016 National Housing Trends here.

Strong Spring Home Buying Season Continues With Metrics in May Better Than Year Ago
 

Most housing market metrics continued to be robust in May, according to results from the latest Campbell/Inside Mortgage Finance HousingPulse Tracking Survey, with many metrics better than they were a year ago.
 
Low inventory has helped decrease time on market across property types. For non-distressed properties sold in May, the time on market was 7.9 weeks, based on a three-month moving average. The average time on market for non-distressed properties sold in April was 9.0 weeks and the average for non-distressed properties sold in May 2015 was 9.3 weeks.
 
Many real estate agents noted that lower-priced properties are selling much faster than higher-priced properties.
 
“Any house priced lower than $300,000 is selling in less than 10 days,” said an agent in Georgia. “For properties priced higher than $500,000, it’s a buyers’ market and movement is very slow.”
 
Regionally, the average time on market for non-distressed properties sold in May was the lowest in the Rocky Mountain states at an average of 5.2 weeks. The Pacific Northwest, Oil Producing states and California also posted averages well below the national average for time on market for non-distressed properties sold in May.
 
The average number of offers on non-distressed properties increased to 2.2 in May, up from 2.0 before the start of the spring home buying season.  Non-distressed properties in the Oil Producing states received the highest number of offers during the month with an average of 3.1 offers. The Farmbelt had the lowest average number of offers on non-distressed properties in May at 1.4 offers.   Learn more about the June 2016 National Housing Trends here.
